END OF ROUND 2: Greg 45 Ardell 20
7:58 a.m. - Greg #45 Avoiding self promotion will help in the long run.
7:54 a.m. - Ardell #20 Pricing your home $59 anything is a big no no.
7:49 a.m. - Greg #44 Losing brain func…what??
7:43 a.m. - Greg #43 If you want an easy, profitable sale, stay out of your own way Great article.
7:36 a.m. - Greg #42 Greg reviews Copy Blogger. How to write manipulative copy you say? This one I’ll have to read… everyone send me $5.
7:27 a.m. - Ardell #19 REALTOR code of ethics Right vs. Right…. my money’s on right.
7:20 a.m. I though they finally took a break, and I had my chance to do some work. WRONG - Greg #41 Greg goes local questioning What will it take to make Phoenix a true city? I’m not sure I agree with him, according to http://www.infoplease.com/ipa/A0763098.html Phoenix comes in at #6. Putting it above San Antonio, San Diego, and Dallas. Are you saying Dallas isn’t a true city? They’ll kick your butt if they ever hear you say that.
7:05 a.m. - Greg #40 When to post to your blog I think this is good advice that agents can take to work as well. When to work: Early and late in the day on weekends, after hours on weekdays, and definitely holidays. Less competition.
7th hour - OMG I’ve been doing this for 7 hours, what was I thinking?
Greg 39 Ardell 18
6:57 a.m. - Greg #39 Work for passion Come on Greg, you think I’m doing this blog for the money?
6:48 a.m. - Greg #38 Darnit man!!! I need time to post here, I’m still playing catchup!! Now I don’t have to include the link later from #33, this was what I was talking about. When to make an offer.
6:42 a.m. - Greg #37 Greg reviews Seth’s Blog
Ardell #18 StAGE ADVICE That’s a computer pun people! See it should read sage advice, and I made the t lower… ahhhh forget it.
6:34 a.m. - Greg #36 Greg asks and answers Why do people hate REALTORS? While there’s some truth to what he says, I think that this falls more under - one bad apple spoils the bunch-. As with anything, you get a wide range of the spectrum, and the fact of the matter is that there are bad people out there, and where there’s an opportunity to screw someone and make a bunch of money doing it, 1 out 100 people will do it, and make the other 99 look bad.
6:30 a.m. - Greg #35 Real Estate Weblogging. Don’t be boring.
- Ardell #17 Too many toilets in the MLS Sorry Ardell, being named Jon, I’d say I’m biased. We need more John’s in the world.
6:13 a.m. - Greg #34 Establishing your business credibility I’ll have to read the whole article he links to once these two stop.
6:10 a.m. - Greg #33 Best time to list your house. Love it, readers shouldn’t miss a previous entry of his (I’ll include the link later, I’m behind right now, he’s already posted 34!!) best time to make an offer.
6:05 a.m. - Greg #32 Greg reviews Socket Site in a state of utter confusion
- Ardell #16 5 reasons people leave their agents Ardell, you forgot “horrible body odor”
6:00 a.m. - Greg #31 Greg ponders the naming of a business I have to say, for me, my first choice was “Boston Real Estate” but what do ya know, someone beat me to it. The list went on as my top choices were already taken, we eventually did something akin to throwing a dart and ended up with Spotlight Realty. It wasn’t my first choice, but in hindsight, I’m happy with it. Now if I could only get my partner to stop doing the cheeseball thing with the name… i.e. “we will put the Spotlight on your home” ughhh. BTW- naming the business name.com …. Genious.
- Ardell #15 Ardell shows us the least expensive house in king county
Ok, so I left for work at this point and took a little break, and something got screwed up so I’ll have to come back to this……
unknown times:
Greg #28 risk versus reward
#29 Questions to increase your sales
#30 working your warm networks
Ardell #12 Ardells favorite blogs
#13 The most expensive house for sale .. I’ll take two please.
#14 The second most expensive house ..eh.
5:00 a.m. Greg #27 Greg reviews behind the curtain… Bawld guy… Greg you got this one right on the nose.
4:55 a.m. - Greg #26 Greg touches on the subject of variable rate commissions and brings up a good point concerning undisclosed dual agency. Now if the buyer has no representation, the listing agent would normally keep the whole commission. Now with the subject of undisclosed dual agency, does this decrease the listing agents incentive of say, advertising in the paper, to try to keep the whole commission?
4:50 a.m. - Ardell #11 Showing some love for Kris Berg’s first podcast….really? Well certaintly not love for the topic.
4:47 a.m. - Greg #25 Real Estate Weblogging, where’s the time? “this is hard, not what I’m doing now…” LIAR!! What I’m doing now is hard, and I have the easy job!!!!
4:41 a.m. - Greg #24 Making buyers fall in love with your home
4:35 a.m. - Greg #23 The perils of pre- and post- possession This is one of those things that people would usually stick their noses up at. “Who cares if I move in early?” Yeah, it’s a small thing, but not when you get your court order from something that did go wrong. Also CONGRATS ON #400 GREG!!!!!!
4:30 a.m. - Ardell breaks into double digits with her thanks, Property Monger gets an honorable mention, but nothing doing Ardell!!! I’m in this for the long haul (I will have to take a few breaks between rounds to do some things that actually pay the bills though). And here’s the best part, it already is morning here. I got my sleep from 8:30 - 3:00.
4:24 a.m. - Greg #22 Greg reviews Jim Cronin and The Real Estate Tomato
4:16 a.m. - Greg #21 Forget “what about the children?” Greg responds to What about the pets?
Ok, so there was some time in between posts, I had prayed that they were taking a break (for my own sake!). No rest for the weary…

Ardell’s posts are too long. If you did a word count of original text, she would be ahead of Greg, I think. But that was not the challenge…

Jon - you’re insane! You may be more insane than Greg and Ardell!
Kudos to all three of you. I don’t know what you were thinking, but it’s fun to watch (and learn!)
