Dear god, don’t actually watch the video…
It’s really nothing more than a little extra visual stimulation to brighten up the post. The video is just Barbara Corcoran answering homeowners questions about if they should buy, sell, or hold. While I didn’t find anything revolutionary about her suggestions to the questions (nor did I disagree with anything she said). She did have a little throw away line that Chicago and Boston real estate markets have bottomed out….
Well that’s the million dollar question now, isn’t it? That’s what potential homebuyers are waiting for right now…. right?
So my curiosity, when coupled with my secret passion for pretty graphs, led me to start pulling up some historical data for all residential housing in Boston since the beginning of 2001 up until 3/12/08
So right off the bat, we can see that since the beginning of 2006, Average prices in Boston have definitely gotten more volatile, but strangely enough we have an increasing average price, and a decreasing median price. What the graph says to me is that here in Boston, the higher priced homes are not only retaining their value, but increasing in price. While the sales of more reasonably priced homes are increasing in volume and decreasing in price.

But I can tell you one thing, here in Boston, it will definitely be an interesting spring….
