My ode to Ardell

 Yup… I had to surrender.

As I hang my head in shame, my sincerest congratulations go out to the true warriors who both made it to 101 in under 24 hours.

Greg you’re a machine. ‘Nuff said. #101 Taking the espresso bus.

Ardell you’re a woman after my own heart, who’s personality shines through in her posts.  You definitely have a new follower in me.

What else can I do but finish where I left off ….

Ardell don’t you DARE pile up a few dozen one liners, I know you have something GREAT in the works here, and it would kill me to see you waste it because of a few impatient jerks like me pressure you into it.

6:19 p.m. - Ardell #59 The turn to buyers agency

6:00 p.m. - Ardell #58 Welcome to the age of computers.  Who am I to talk, I still haven’t streamed a video or figured out why the stupid RSS link on the right of my blog doesn’t work.

5:34 p.m. - Greg #94 Managing your manager.  You had me at leggy blonde.  At least Ardell gave me a picture (you should check it out #50).  And what’s really funny, is Sellsius got accused of sexism for reposting it!!

2:25 p.m. - Greg #80 I like blinky lights. Even for those more sophisticated than I, the idea still rings true.  Make your site more visually appealing, and you will reap the rewards.

2:18 p.m. - Greg #79 Make it easier for your customers, and you’ll attract more. This almost seems like a “duhhh” comment, but I feel like the Real Estate industry as a whole has not yet fully grasped this concept.  But if you’re reading this, chances are, you’re not who I’m talking about.

2:11 p.m. - Greg #78 Another battle of the sexes. Be sure to make it homey…word?

2:00 p.m. So Ardell really kicked it up a notch and did some good catching up, but she’s still behind, and even though she gets MAJOR Brownie Points for the truly quality blogs she started with, unfortunately that wasn’t part of the challenge. And challenge it is, as Greg has proven himself to be a true freak of nature in the realm of blogging (I swear I mean that in the nicest way possible).

END OF ROUND 3 - Greg 66  Ardell 35 and I’m going on lunch break.  To be continued…

12:00 p.m. - Greg #66 The poor and home ownership, spoken like a true logical economist.

11:45 a.m. - Ardell #35 Most expensive house ever.  Well, how much was it?

11:36 a.m. - Ardell #34 A hill, a moat, and a fence I think the fence is overkill on this one.

11:03 a.m. - Ardell #30 Overbidding. How high has she seen?

11:00 a.m. - Greg 61   Ardell 29

10:57 a.m. - Greg #61 Sometimes you just have to eat it, a tough example of someone in a bad position.

10:44 a.m. - Greg #60 Greg Swann explains RSS feeds. I never thought I’d say this, but I guess I’m an Oprah man.

                - Ardell #29 Ardell’s hitting the wall, and pretending it’s the Sellsius guys.

10:33 a.m. - Ardell #28 Home inspection requests.  Ok, for the most part I agree, but different scenarios call for different measures. If you have competition on this beauty of a house.  It couldn’t hurt to put in a higher offer to get rid of the competition.  The inspection at that point could be an opportunity to renegotiate after the other players are gone (if the listing agent is dumb enough not to call you on your inspection contingency).

10:31 a.m. - Greg #59 Greg Winfrey explains RSS feeds.

10:22 a.m. - Greg #58 How to be a sneaky bast..buyers agent. Yet another reason that if you’re a seller, get out of the house if there’s a showing.

                - Ardell #27 Sellers, read this now for your agents sake.

10:11 a.m. - Greg #57 Greg reviews Altos Research Blog

10:05 a.m. - Greg #56 What to look for in a neighborhood

                - Ardell #26 What happens when you can’t close on time

10:00 a.m. Greg 55   Ardell 25

9:58 a.m. - Greg #55 Not everyone can be right 100% of the time, besides me that is.  Gregs gripes on advice to get traffic.

               - Ardell #25 Hotties, this picture’s worth 1001 words.

9:44 a.m. - Greg #54 More words of wisdom from Greg on how to be a complete ignoramous. Or  what not to do.

9:36 a.m. - Ardell #24 Too many real estate signs.  I agree with her, agents want their interests (and their sellers) to be represented, but when you get too many, it hurts everyone. What’s wrong with this street? Why is everyone trying to sell and nothing selling?

9:32 a.m. - Greg #53 Vacant homes are great to show but problems can still arise. Some nasty ones.

9:25 a.m. - Greg #52  Greg reviews 360 Digest Weblog

                - Ardell #23 So..whatcha drivin? I think this is a funny as hell plate for the wrong reason. BHND ME - if you’re driving in a car behind Greg, it seems like the license plate is all knowing.  How’d it know where I was?

9:00 a.m. So Greg’s made it to 50, I get the sneaking suspicion that this could have been pre-set as break time for him.  And Ardell has been going slow and steady.  Will we have another tortise and the hare?   Greg 50   Ardell 22

8:48 a.m.  So I went to check out Sellsius Blog and commented I was probably missing 3 posts in the time it took me to write the comment.  Actually it was 2.

            - Greg #50 Blogging about blogging about blogging.  My head hurts.

            - Ardell #22 Using the scientific method to figure out what gets comments. Worth the wait.  BTW I’m anal, we need to manually approve the posts, for some reason my time has been spent elsewhere today.

8:33 a.m. - Greg #49 Punctuation I am the last person who should be talking about proper punctuation, I’m lucky to get the periods where they belong.  So I feel the need to showcase my intelligence:  Uhh hu hu, Greg wrote colon….  I should really read that article,

8:23 a.m. - Greg #48 Reasons to work with an agent, #1 keeping it all business, not personal.

8:17 a.m. - Greg #47 Greg Reviews The conspiracy to keep you poor and stupid

8:09 a.m. - Greg #46 Drowning in text Well, I can tell you that yesterday, when I was looking at Greg’s technorati info, I copy and pasted the numbers, and by the time I was done with that entry, Greg’s links had shot up with 10 new blogs and like 30 new links.  By the time I was done posting that, it had shot up more.  This was yesterday!!! Lord knows what today will bring!

8:05 a.m. - Ardell #21 Thingymabober stagers can’t live without Not just stagers, perfect for anyone who thrives on change and doesn’t want to expend the energy.

Sellsius 101 - Round 2

END OF ROUND 2: Greg 45   Ardell 20

7:58 a.m. - Greg #45 Avoiding self promotion will help in the long run.

7:54 a.m. - Ardell #20 Pricing your home $59 anything is a big no no.

7:49 a.m. - Greg #44 Losing brain func…what??

7:43 a.m. - Greg #43 If you want an easy, profitable sale, stay out of your own way Great article.

7:36 a.m. - Greg #42 Greg reviews Copy Blogger. How to write manipulative copy you say?  This one I’ll have to read… everyone send me $5.

7:27 a.m. - Ardell #19 REALTOR code of ethics Right vs. Right…. my money’s on right.

7:20 a.m.  I though they finally took a break, and I had my chance to do some work. WRONG  - Greg #41 Greg goes local questioning What will it take to make Phoenix a true city? I’m not sure I agree with him, according to Phoenix comes in at #6.  Putting it above San Antonio, San Diego, and Dallas.  Are you saying Dallas isn’t a true city? They’ll kick your butt if they ever hear you say that.

7:05 a.m. - Greg #40 When to post to your blog I think this is good advice that agents can take to work as well.  When to work: Early and late in the day on weekends, after hours on weekdays, and definitely holidays.  Less competition.

7th hour - OMG I’ve been doing this for 7 hours, what was I thinking?

            Greg 39    Ardell 18

6:57 a.m. - Greg #39 Work for passion Come on Greg, you think I’m doing this blog for the money?

6:48 a.m. - Greg #38 Darnit man!!! I need time to post here, I’m still playing catchup!! Now I don’t have to include the link later from #33, this was what I was talking about.  When to make an offer.

6:42 a.m. - Greg #37 Greg reviews Seth’s Blog

Ardell #18 StAGE ADVICE  That’s a computer pun people! See it should read sage advice, and I made the t lower… ahhhh forget it.

6:34 a.m. - Greg #36 Greg asks and answers Why do people hate REALTORS? While there’s some truth to what he says, I think that this falls more under - one bad apple spoils the bunch-.  As with anything, you get a wide range of the spectrum, and the fact of the matter is that there are bad people out there, and where there’s an opportunity to screw someone and make a bunch of money doing it, 1 out 100 people will do it, and make the other 99 look bad.

6:30 a.m. - Greg #35  Real Estate Weblogging. Don’t be boring.

              - Ardell #17 Too many toilets in the MLS Sorry Ardell, being named Jon, I’d say I’m biased.  We need more John’s in the world.

6:13 a.m. - Greg #34  Establishing your business credibility I’ll have to read the whole article he links to once these two stop.

6:10 a.m. - Greg #33 Best time to list your house. Love it, readers shouldn’t miss a previous entry of his (I’ll include the link later, I’m behind right now, he’s already posted 34!!) best time to make an offer.

6:05 a.m. - Greg #32 Greg reviews Socket Site in a state of utter confusion

               - Ardell #16 5 reasons people leave their agents Ardell, you forgot “horrible body odor”

6:00 a.m. - Greg #31 Greg ponders the naming of a business I have to say, for me, my first choice was “Boston Real Estate” but what do ya know, someone beat me to it.  The list went on as my top choices were already taken, we eventually did something akin to throwing a dart and ended up with Spotlight Realty.  It wasn’t my first choice, but in hindsight, I’m happy with it.  Now if I could only get my partner to stop doing the cheeseball thing with the name… i.e. “we will put the Spotlight on your home”  ughhh.  BTW- naming the business …. Genious.

                - Ardell #15 Ardell shows us the least expensive house in king county

Ok, so I left for work at this point and took a little break, and something got screwed up so I’ll have to come back to this……

Greg #28 risk versus reward

#29 Questions to increase your sales

Ardell #12 Ardells favorite blogs

#13 The most expensive house for sale .. I’ll take two please.

#14 The second most expensive house

5:00 a.m.  Greg #27 Greg reviews behind the curtain… Bawld guy… Greg you got this one right on the nose.

4:55 a.m. - Greg #26 Greg touches on the subject of variable rate commissions and brings up a good point concerning undisclosed dual agency. Now if the buyer has no representation, the listing agent would normally keep the whole commission. Now with the subject of undisclosed dual agency, does this decrease the listing agents incentive of say, advertising in the paper, to try to keep the whole commission?

4:50 a.m. - Ardell #11 Showing some love for Kris Berg’s first podcast….really? Well certaintly not love for the topic.

4:47 a.m. - Greg #25 Real Estate Weblogging, where’s the time? “this is hard, not what I’m doing now…” LIAR!! What I’m doing now is hard, and I have the easy job!!!!

4:41 a.m. - Greg #24 Making buyers fall in love with your home

4:35 a.m. - Greg #23 The perils of pre- and post- possession This is one of those things that people would usually stick their noses up at. “Who cares if I move in early?” Yeah, it’s a small thing, but not when you get your court order from something that did go wrong. Also CONGRATS ON #400 GREG!!!!!!

4:30 a.m. - Ardell breaks into double digits with her thanks, Property Monger gets an honorable mention, but nothing doing Ardell!!! I’m in this for the long haul (I will have to take a few breaks between rounds to do some things that actually pay the bills though). And here’s the best part, it already is morning here. I got my sleep from 8:30 - 3:00.
4:24 a.m. - Greg #22 Greg reviews Jim Cronin and The Real Estate Tomato

4:16 a.m. - Greg #21 Forget “what about the children?” Greg responds to What about the pets?

Ok, so there was some time in between posts, I had prayed that they were taking a break (for my own sake!). No rest for the weary…

Sellsius 101 - AND THEY’RE OFF!! Round 1

END OF ROUND 1 - 4 hours into it and Greg has sustained his 2-1 lead on Ardell. Current count Greg 20 Ardell 9

4:00 a.m. - #20 Greg Blog hosting and where to do it. Does it matter? YES!!! I don’t know why any real estate blogger would do their blog under a different domain. Mine is attached to my main site, and we saw our traffic double + since we introduced the blog.

3:47 a.m. - #19 Greg Words of wisdom to newbie bloggers Yeah… I’m a write first and ask questions later type of guy.

3:39 a.m - #18 Greg Cost is not value! This is a topic I come across countless times with sales and rentals. Nothing kills me more when a landlord tries to tell me that they deserve $X for rent because they put $Y of improvements in. That’s great buddy, but it’s not called MARKET RENT because renters actually care about your costs. What you paid does NOT equate to what someone is willing to pay.
- #9 Ardell The delay with the Supra Key

3:32 a.m. - #17 Greg. Review of the enemy (sort of), with
his take on the blog Rain City Guide

3:26 a.m. -#8 Ardell Glass tiles and designer sinks I whole heartedly agree. I love the bowled sinks, my parents have them in their AZ home, I have one here in Cambridge, and I want to put them into my new condo conversion. But I’ll have to see if they’re budget conscious first, my guess is no.

3:18 a.m. - #16 Greg Shrinking plots of land? Nope lazy buyers. Chicken or the egg.

3:10 a.m. - #15 Greg, one sure fire way NOT to get inbound links

3:05 a.m.- #7 for Ardell, the double standard in Buyers Agents comissions

Third Hour - Looks like the learning curve has kicked in for Greg, not so much for Ardell. Greg 14 Ardell 6

2:57 a.m. - #14 Greg with FSBO tips. Or you could just skip that and hire a Real Estate Agent.

2:49 a.m. - #13 Greg, ok, this one was out quicker than I could finish my little entry, looks like little white signs is the beginning of the end for Ardell, as the learning curve is in full effect for Greg.

2:42 a.m. - #12 Greg expresses his love hate relationship with Sellsius

2:37 a.m. - Ardell publishes #6 Good people make for good transactions a real life scenario of how the business could be, with the right parties involved.

2:30 a.m. - Greg’s #11 I think it would be appropriate to call this one Morning Wood. Yeah, I know I’m supposed to be professional and everything, but that’s just funny.

2:19 a.m. - Greg hits the double digits with inbound links 101 (no relation) he promised a revisit to the subject, and delivers.

2:14 a.m. - #5 for Ardell as she visits the idea of a local developer who turned a high school into condos. Outside Boston in Malden, MA there are 3 school houses that have been developed into lofts. I like the finished product. Ardell, not so much of a fan.

2:06 a.m.- #9 for the hound. As he offers suggestions as to why my blog english be not good and some proofreading tips.

Second Hour - Greg takes a commanding lead over Ardell…will this be a tortise and the hare as the need for sleep begins to overwhelm the participants? Unless, like me, they’ve already done their sleeping. Greg 8 Ardell 4

1:58 a.m. - #8 for Greg with Open Houses, why have more than one?

1:52 a.m. - Ardell spits out #4 asking is the MLS advertising? You betcha.

1:45 a.m. - Greg’s on #7 singing praise for In The Trenches

1:38 a.m. - #6 for Greg, and who better to tell us about cooling than Mr. Southwest Broker himself. We have a/c in Boston, but only for about 5 days out of the year.

1:25 a.m. - Greg churns out #5 with Building Link Popularity #1 way to build inbound links, according to Greg, outbound links.

1:20 a.m. - Ardell #3 and the motivated seller

1:13 a.m. - Greg offers how to participate in the blogging community #4

First Hour Stats - Not looking too good at this rate. If I can keep up with them, there’s zero chance we’re going to see 101 by the end of the day. Greg 3. Ardell 2.

1:04 a.m. - Ahhhh, #2 for Ardell recounting one of her first transactions where a silverback tried to get one over on her. Notice I say TRIED.

1:00 a.m. - Ardell is still straining to push out number 2. I’m expecting a big one!!

12:55 a.m. - #3 for Greg on how to price your home to sell appropriately in this market (or any market).

12:45 a.m. - Greg’s on to #2, and “number two” is far from the truth on this one, as I fall humbled before his greatness!! Greg, I promise to write these in Word before I publish them (after today that is!!!)

12:26 a.m. - It’s so on as Ardell returns with Attica Attica

12:23 a.m.- Greg Jumps in and takes the early lead with Cry Havoc

12:01 a.m.- Ok.. well not yet. Looks like the two competitors are on West coast time, and I’m stuck on the East coast here. But now it’s 3:06 am (12:06 WC) and I see nothing!
